When the Property Owner’s Association at Spanish Key Condominiums noticed the building’s exterior silicone coating was constantly picking up dirt and losing its visual appeal, they were caught in a frustrating cycle of frequent cleanings and costly re-coatings.

Our team applied Pecora’s SilcoPrime, an interlaminary primer designed specifically for challenging surfaces like aged silicone coatings. This innovative product allowed us to transition from the original silicone system to a high-performance acrylic coating, one that would maintain a cleaner appearance over time and drastically reduce the need for ongoing maintenance.

SilcoPrime acted as a permanent bond between the old and new systems, ensuring the updated exterior not only looked refreshed but would stay that way far longer than before. The result? A durable, low-maintenance solution that preserved the coastal charm of Spanish Key without the repetitive costs.
